The compromis binds both sides, subject to conditions precedent. The notarised deed comes later. Use this as a review list.
- Every owner identified, marital status and authority checked.
- Property matches the title: address, cadastral reference, lots. Carrez floor area for a co-ownership lot — a gap over 5% can reduce the price.
- Price, who pays the agency, and a deposit (often 5–10%) held by the notary, not in a personal account.
- Loan condition with amount, term, maximum rate and a deadline. An undated condition is not a condition.
- Pre-emption rights actually purged. Diagnostics attached, including a current DPE.
- 10-day buyer withdrawal runs from notification of the contract, separate from the loan condition.
- Deadline for the notarised deed, and the notary named.

The preliminary contract can be signed privately or at the notary. The final deed is always notarised. Buyers have 10 days to withdraw after notification.
